Year 1 coverage generally relates to defects in materials and labour. This may include warrantable issues involving workmanship, finishes, and certain aspects of the home that do not meet the applicable performance standard. Coverage always depends on the nature of the issue, whether the condition is considered normal settling or wear and tear, and the specific terms of the warranty.
Year 2 coverage generally applies to certain systems and additional warrantable items as outlined in the New Home Warranty program. This may include labour and materials related to specific delivery and distribution systems and certain defects covered under the warranty terms. Because Year 2 coverage can be technical, Epic recommends reviewing your warranty booklet or contacting Home Care if you are unsure whether a specific issue may fall within this period of protection.
Building envelope coverage is intended to protect against unintended water penetration through the building envelope. The building envelope includes the components that separate the interior of the home from the exterior environment, such as exterior walls, roofing interfaces, windows, doors, and certain weather protection assemblies. Not all water-related issues automatically qualify as a building envelope claim, and homeowner maintenance obligations still apply. 10-year structural coverage generally applies to major structural defects affecting load-bearing elements of the home. Structural coverage is intended for significant issues affecting the structural integrity of the building and does not apply to normal cosmetic wear, minor movement, or routine maintenance concerns.
A defect generally refers to a problem with materials, workmanship, or a warrantable component that does not meet the applicable performance standard or is not functioning as intended. Normal wear and tear refers to the natural aging of a home over time, as well as expected seasonal movement and the effects of everyday use. Examples of normal conditions may include minor settlement-related drywall cracking, small seasonal movement in materials, or wear caused by ordinary use and homeowner occupancy. Warranty coverage does not extend to every issue that may arise in a home. Appliances are typically covered by the manufacturer’s warranty rather than the builder’s New Home Warranty. Homeowners should keep appliance manuals, warranty information, and proof of purchase or delivery information for future reference. Landscaping items such as sod, trees, plants, and certain exterior landscape features are generally not covered under the New Home Warranty. Homeowners are responsible for proper watering, care, and seasonal maintenance to support healthy establishment and long-term performance.
Epic’s third-party warranty provider is WBI Home Warranty. WBI provides insurance-backed warranty protection and helps ensure compliance with applicable new home warranty requirements in British Columbia.
